Tickford Fields Farm, Newport Pagnell

DLP was instructed as lead consultant for Milton Keynes Development Partnership (MKDP) to prepare an outline planning application for a residential led extension of Newport Pagnell, Milton Keynes, Buckinghamshire of up to 970 dwellings.

The site, Tickford Fields Farm, lies immediately to the east of Newport Pagnell and extends to approximately 45 hectares of agricultural land. The Milton Keynes Local Plan requires Newport Pagnell to accommodate a significant number of new homes and the land was allocated in the Newport Pagnell Neighbourhood Plan as a mixed-use extension of the town.

The application scheme was master planned by BE1 Architects, and provides a broad range of housing plus  a new local centre with a small supermarket, additional shops and a wellness / community facility. A 2-form entry primary school, with a pre-school facility also forms part of the scheme. The development follows a landscape strategy which provides for retention of hedgerows, creation of green corridors and open spaces with new areas of planting and the creation of a new eastern ‘green edge’ and an extensive network of cycle links.

DLP managed the technical aspects of the planning application and engaged extensively with key stakeholders including Milton Keynes Council and Newport Pagnell Town Council. A public exhibition was hosted earlier in the year, which was attended by over 500 people indicating the high level of local interest.
